Montgomery County Offers a Free Property Records Alert

The Montgomery County Clerk records deeds, deeds of trust, liens, plats, powers of attorney, assumed-name certificates, and other public records. The office also runs a free property alert service: sign up with the names you want to watch, and it emails you when a new document is recorded that matches them. There is no charge to the public for it.

The clerk is also honest about a real limit. If a document meets the basic recording format, the office cannot judge whether it is legally valid. Recording a paper does not make it true, good, or enforceable; it just enters it into the public record.

That combination is why the alert is worth a few minutes. It is not title insurance or legal advice, but for homeowners, heirs, landlords, and land buyers it is a simple early warning that lets you spot a suspicious deed or lien filing sooner rather than at closing on the next sale.
