Emma Rose Holdings LLC operates Texas Porch ("we," "us," or "our"). By using txporch.com, you agree to these Terms. If you do not agree, do not use the site.
An independent information service
Texas Porch is an independent guide. It is not a government office, law firm, tax firm, appraisal firm, brokerage, insurer, lender, title company, or emergency service. The site gives general facts and planning tools. It does not create a client, agency, fiduciary, or other professional relationship.
Verify important decisions
An answer may depend on facts the site does not know. Before you act, check the current official source, local office, main document, or a skilled professional. Take extra care with taxes, due dates, permits, contracts, title, insurance, property rights, vehicle rules, and safety. The Disclaimer explains these limits in more detail.
Calculators and planning tools
Calculator results are estimates. They use set rules and the facts you enter. They are not tax bills, appraisals, insurance quotes, loan forms, registration bills, legal findings, or promises. Check your inputs. Then compare the result with the official record or written paper that applies to you.
Safety information
A web page cannot see current conditions. It cannot replace training, good judgment, local warnings, or emergency help. You accept the risks of the outdoor, road, firearm, water, weather, wildlife, or other activity you choose. In an emergency, call 911 or the right local emergency office.
Permitted use
You may use the site for personal, home, school, and other lawful needs. The law protects our original writing, design, software, and collection of work. Public facts and official items keep their own rules. You may link to the site and quote a short part with credit. Do not copy large parts, remove notices, pose as Texas Porch, or call a calculator result an official finding.
Fair and lawful use
Do not use the site to break the law or harm someone. Do not test or disrupt security, overload the service, add harmful code, gather personal data without consent, or get around access controls. We may limit access or take fair steps to protect the site and other people.
Feedback and suggestions
Do not send private legal, business, or personal data through the feedback form. You keep any rights you have in your note. You give Emma Rose Holdings LLC permission to use, copy, edit, and publish it to run, fix, and improve Texas Porch. This permission is nonexclusive, worldwide, and royalty-free. You promise that you have the right to send the note. We do not promise to use it or reply.
Third-party services and links
The site links to and may use services we do not control. We are not in charge of their content, uptime, safety, choices, terms, or privacy work. A link does not mean that either side backs the other.
No warranties
The site is offered "as is" and "as available." To the fullest extent the law allows, we disclaim all express and implied warranties. This includes warranties of accuracy, completeness, timeliness, availability, non-infringement, merchantability, and fitness for a particular purpose. We do not promise that the site will always work, be free of errors, or fit your needs.
Limitation of liability
To the fullest extent the law allows, Emma Rose Holdings LLC and its team are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages. This also covers lost profits, lost data, or loss caused by relying on the site or by the site being down. Our total liability for a claim about the site will not exceed the greater of $100 or what you paid us to use the site in the prior 12 months. This limit applies only as far as the law allows. It does not exclude liability that the law says cannot be excluded.
Changes and severability
We may change the site or these Terms. The date above shows the current version. If you keep using the site, you accept that version. Applicable law governs these Terms. If a court cannot enforce one part, the rest stays in effect as far as the law allows.
