Check mineral rights even when Hunt County land looks like farm country

Hunt County is Blackland Prairie farm country, but minerals are still part of the land record. The Handbook of Texas lists gas, oil, and sand among the county's mineral resources.

For a buyer, the practical question is not whether a tract looks like an oil lease from the road. It is whether the minerals under the surface still come with the land. In Texas, mineral rights can be separated from surface ownership and reserved by an earlier owner.

The Railroad Commission keeps oil and gas well records, including drilling permits, completion reports, plugging reports, and wellbore tools. Ask the title company what minerals convey, and use RRC records if a well or old lease shows up near the parcel.
