Check the Flood Zone and the Road to a Fannin Property

A Fannin County address can look dry on a showing day and still sit near a mapped floodplain. Search the exact address in FEMA's map center. Then zoom out and study the driveway and roads used to reach it.

The FEMA map gives the official flood zone. A building in a Special Flood Hazard Area will usually need flood insurance when it secures a loan from a federally regulated or insured lender. A lender may also require a policy outside that area.

Texas flood maps add state planning data and current flood conditions. Maps are a starting point. Before signing, ask the seller, insurer, lender, and county floodplain office about the exact parcel.
