City Limits vs. Unincorporated Land in Randall County

Cross Canyon's city limit sign and the rulebook changes. Inside town, city ordinances apply. Past that line, which is most of the county, the land is unincorporated, so county rules govern, and on plenty of questions there are no rules at all. Surrounding the city is a buffer ring called the extraterritorial jurisdiction, or ETJ. In that ring Canyon can say how land gets carved into lots when it's subdivided, but it generally can't dictate what you do with the land once it's yours.

That freedom cuts both ways. Build a shop or a house on rural acreage and you'll answer to far fewer restrictions than a homeowner in town, but the city water main, the sewer, and the trash truck stop at the limit too. You're on a well, a septic system, and your own dumpster runs.

Two properties a mile apart can sit under completely different authorities, so the question that actually matters is which side of the line, and which ring, your specific tract falls in. That's the line a survey and the plat will settle long before a fence does.
