Splitting Land Outside City Limits Can Trigger County Subdivision Review

If you are buying acreage in rural Hidalgo County and plan to split it, a simple deed may not be enough on its own. The county's Subdivision Advisory Board advises Commissioners Court on development outside city corporate limits and reviews projects for compliance with the County Subdivision Rules.

That review can matter before a sale, a family land split, a new street, or a utility connection. The county's own construction application warns that no further division of a described property should be done without first preparing a subdivision plat when county rules, state law, or model subdivision rules require it.

Ask the Planning Department whether your tract is inside a city, inside an ETJ, or in unincorporated county territory. Get that answer before recording deeds or promising lots to buyers, because fixing an improper split later can slow down permits and utility service.
