Dividing Land in Collin County Can Trigger Plat Review

Collin County Engineering says the county subdivision regulations apply when a tract is divided into two or more parts, re-subdivided, or when all or part of a previously platted or non-platted tract is combined, unless an exemption applies under Chapter 232 and the county regulations.

The county also lists practical plat-package pieces: a plat application, drainage plan, flood study if needed, traffic impact analysis if needed, OSSF suitability review if needed, current tax certification, service letters, deed, and TxDOT driveway approval if applicable.

Before selling off a back acre, creating family lots, or marketing small rural tracts, ask Collin County Engineering whether platting applies. The answer may change if the land is inside a city ETJ, touches a floodplain, needs septic, or needs a new road.
