Splitting land in Denton County usually means a plat process
If you plan to split land in unincorporated Denton County, it's rarely just a survey and a deed. The process starts with the owner submitting a preliminary plat, an application, and the required fees, plus engineering plans when interior roads or drainage are involved.
Development Services and Engineering review the plat and plans, then they go to the Development Support Committee and on to Commissioners Court. After the improvements are built and inspected, a final plat comes back for review and Commissioners Court action.
Once approved, the final plat is recorded in the County Clerk's office. Before buying acreage to divide for family, investment, or a small development, ask Development Services whether the project needs platting, ETJ review, engineering plans, or a city sign-off.
