A $20 Line Separates Two Property-Tax Refund Paths

Start a Collin property-tax refund check with the amount. For tax bills that arose on or after September 1, 2025, state law generally does not require an application for a verified overpayment of $20 or more. An amount under $20 still needs an application.

Other credits can be automatic too. These include duplicate payments and some appraisal or tax-roll corrections. An approved late homestead exemption can also cut tax that was already paid. When a tax-roll correction lowers a paid bill, the collector generally has 60 days after the correction to send the refund.

A refund that needs an application normally must be filed within three years. Collin's form asks for the account number, tax year, refund amount, payer and owner names, and property address. It also needs a mailing address and signature. The form lists the county Refunds Department at 972-547-5067.

Check both the amount and the reason the account has a credit. Use Collin's current form when an application is needed. If the credit came from a correction, confirm that the changed tax roll reached the Tax Office.
