Lake Tyler projects have their own construction approval forms
Lake Tyler and Lake Tyler East are owned by the City of Tyler, and building on a lake lot comes with rules an ordinary subdivision project never sees. The city's forms page has a dedicated Lake Tyler section with an Approval for Construction form, a Lake Tyler Permit Guide, and a floodplain development form for lake applications.
The reason is the water itself. Lake lots bring shoreline, access, drainage, and floodplain questions, so the city requires its Manager to approve construction before it begins — including a plat drawing that shows the structures, the septic system, and the 100-foot setback measured from the lake's 378-foot elevation line. Construction on leased lots or over the water also requires a city building permit.
