Flood-prone work needs Fort Bend permit review
Flood risk in Fort Bend County isn't only about whether a house has taken on water before. It's also about what you're allowed to do on the land. If your project sits inside a mapped floodplain or flood-prone area (a FEMA Special Flood Hazard Area), the county requires a development permit before the work starts.
And "development" here is broader than building a house. The county's flood damage prevention regulations treat the floodplain development permit as covering construction generally, and county rules pull in things like fill, grading, and repairs to existing structures. Drop a load of dirt in the wrong spot near a creek and you may have just done permit-required work.
If a property is near a creek, a bayou, a stretch of the Brazos, or any mapped flood zone, check the county floodplain map and the permit page before you change the site. Getting the permit question answered first protects you from a violation, and from making your neighbors' flooding worse.
