Flood Risk Good to know

Flooding is a real risk in parts of Gregg County

The Sabine crosses Gregg County from northwest to southeast. FEMA's county study maps flood risk along the river and many creeks after heavy rain. Some local cities cross county lines. Search the address in FEMA's Map Service Center. Then ask the right local floodplain office about newer map changes and permit rules.

A Special Flood Hazard Area has a 1 percent chance of flooding in any year. Federal law often requires flood cover when a building in one of these areas backs certain federal loans. The lender makes the call and may require cover in other places.

Flooding can happen outside the mapped area. Most standard home policies do not cover it. Both the National Flood Insurance Program and private plans may be options. Lender approval matters when the loan requires flood cover.
