Caldwell County has new FEMA flood maps

Caldwell County's new FEMA flood maps took effect June 10, 2026. An old listing, survey, or insurance file may now show the wrong flood zone.

For a loan, the key question is often whether the building sits in a Special Flood Hazard Area. A flood-zone line on a far corner of a large tract does not answer that question. A federally backed mortgage on a building in one of these high-risk areas requires flood insurance. A lender may also set wider rules.

Search the address in FEMA's Map Service Center. Then compare the map with the building site. Flooding can happen outside mapped high-risk zones, so no map is a promise that land will stay dry.
