Most of Wise County Is Unincorporated — Different Rules Apply

A Wise County address outside city limits can feel freer, but it is not rule-free. The county does not require general building permits, while septic permits still run through Public Works.

The edge of town is where people get crossed up. Incorporated city limits and ETJs can put City Hall into the permit conversation. That can matter near Decatur, Bridgeport, and the smaller towns.

Make the jurisdiction check part of the project math. Ask the county and the nearby city who has authority over the address, because city limits, ETJ lines, floodplain rules, septic rules, and utility service may not match the simple story a listing tells.
