The senior school-tax ceiling is not a permanent freeze
For 2026, Texas school districts give a qualifying home another $60,000 exemption. An owner qualifies at age 65. A younger owner can qualify under state disability rules tied to federal Social Security disability benefits.
Apply through FBCAD. It may ask for proof of age or a Social Security disability award letter. An owner who qualifies both ways cannot take both extra exemptions from the same taxing unit.
The school-tax ceiling usually limits later school taxes on the existing home, but the tax can fall below it. New work on the home can raise the ceiling. Special rules apply when an owner moves the ceiling to a new homestead.
