How to file your homestead exemption in Brazos County
File with Brazos CAD, not the county tax office. The application is free. The district takes it through its online forms portal, by mail, or at its Bryan office.
Most owners qualify when they own the home and use it as their main home. A buyer who qualifies after January 1 may get the exemption for the rest of that year if the prior owner did not receive it. Form 50-114 explains the ID rules and the exceptions to a matching address.
For 2026, the state school exemption is $140,000. Owners who are 65 or older, or who have a qualifying disability, may get another $60,000 school exemption. Their school-tax ceiling limits the tax amount under state rules. It does not freeze the home's value, and new improvements can change the ceiling.
April 30 is the usual deadline. A midyear buyer generally has one year from the purchase to file. A general late homestead claim may still be filed up to two years after the taxes become delinquent. Use the current BCAD form and deadline for your filing year.
