ETJ Land With Septic Still Needs County OSSF Review
Much of the fast-growing edge of Collin County sits in some city's extraterritorial jurisdiction, the ETJ, and a tract inside an ETJ goes to that city for platting, not the county.
But the county doesn't drop out entirely. If the parcel will be served by an on-site septic system, Collin County Development Services has to complete an OSSF suitability review before the city even runs its plat review. Skip that and the city plat stalls.
Buy acreage near a growing city (McKinney, Princeton, Celina, Melissa, or Wylie) and you're often dealing with two offices at once. Ask both the city and Collin County Development Services which reviews apply before you divide land or start promising lots to buyers, because the septic answer can change how many lots the ground will actually support.
