Refugio County is in the TWIA windstorm insurance zone

Wind insurance is not just another checkbox on a Refugio County mortgage packet. Refugio is one of the fourteen first-tier coastal counties in TWIA's area. TWIA may be an option after at least one insurer active in the area says no to wind and hail coverage.

The paper to ask about is the windstorm certificate: WPI-8, WPI-8-E, or WPI-8-C. New buildings, additions, re-roofs, and roof repairs in the windstorm area have to meet the adopted rules if they are going to qualify for TWIA wind and hail coverage.

Flood coverage is a separate check. The rule is narrower than just being near the coast. TWIA requires proof of NFIP flood insurance for certain V-zone properties built, changed, or enlarged on or after September 1, 2009, when flood insurance is available. Ask for the windstorm certificate and any flood-policy proof while the address is still under option.
