Some Ellis County properties sit inside special taxing districts
Growth from DFW has pushed utility districts into some Ellis County subdivisions. A MUD is a special taxing district. It can pay for wastewater and other utility service inside a set boundary.
PUC Texas groups MUDs with fresh water supply districts, WCIDs, SUDs, and river authorities. The name is not the whole story. The boundary is what matters to the bill.
Before buying, check the county MUD map. Then confirm the taxing units on the tax statement or title paperwork. In 2023, county leaders objected to new MUDs formed without Commissioners Court approval, but existing districts still need parcel-by-parcel checking.
